• Module 1: Governing Documents and Roles & Responsibilities. To start you on the right path, Module 1 helps you understand the legal authority for your association. It also clarifies the duties and responsibilities of each board member and the professionals who are available to assist the board.
• Module 2: Communications, Meetings, and Volunteerism. Module 2 helps you learn how to maximize volunteer involvement in your community association by improving board communications, conducting effective meetings, and building community spirit.
• Module 3: Fundamentals of Financial Management. Module 3 introduces the fundamentals of association financial management, including guidelines for protecting your association’s assets, preparing a budget, planning for the future, and collecting assessments.
• Module 4: Professional Advisors and Service Providers. Because putting together the right team to support your association can be challenging, Module 4 provides practical tips on finding, evaluating, and hiring qualified professional advisors and service providers.
• Module 5: Association Rules and Conflict Resolution. Module 5 explores guidelines for making reasonable association rules, enforcing rules fairly, and resolving conflicts effectively.

Daniel Miske, CCAL

Dan Miske is a partner with the law firm of Kaman & Cusimano, a firm that only represents Community Associations. Dan earned his bachelor’s degree in accounting from Marquette University and later earned his Doctor of Jurisprudence Degree from DePaul University College of Law. Dan has served on various boards, which allows him to relate to clients and identify with the complex legal challenges that community association boards may face. His vast experience allows him to present options that others may miss. Dan has helped community association boards with many issues they face, including document amendments, collections, contracts, rules and governance.

Dan is actively involved in many professional organizations and has served many roles with CAI. Nationally, he is the current president-elect of the College of Community Association Lawyers and serves on the Board of Governors. In Wisconsin, he is the current CAI-Wisconsin Treasurer and a member of the Legal Action Committee which reviews the current laws and comments on proposed amendments. By knowing association laws inside and out, clients never need to wait for him to learn or get up to speed. Karen Skoric, CPA, Cantey Associates: Karen has 22 years of experience with condominium, townhome, and homeowner associations. Served on CAI - Illinois Board of Directors, 2004-2009. Past President of CAI - Illinois, 2007. Currently serving on two CAI-Illinois committees: the Finance Committee and Homeowner Forum Committee. Past chair of the Membership Committee. Currently serving on the CAI-Wisconsin Membership Committee and Board of Directors from 2014-2019. Coauthored the IICLE Taxation Chapter for Associations. Teaches ACTHA's Learn and Lead Financial Aspects Course. Has held numerous speaking engagements with CAI-Illinois, including ABC Essentials. Member of the Illinois CPA Society and the American Institute of Certified Public Accountants (AICPA)

Carissa Pezewski, CMCA, AMS, PCAM, MPC Property Management: Carissa is the Director of Community Associations with MPC Property Management in Burlington, Wisconsin. Ms. Pezewski manages her own portfolio of condominium and homeowner associations and additionally works with the transition of new accounts. MPC Property Management manages condominium and homeowner’s associations throughout Southeastern Wisconsin. Carissa currently serves on the CAI-WI Board of Directors along with the CAI-WI Education & Programs Committee and Magazine Committee.
